When searching for a new home, I know that you are looking for more than a roof over your head. STEPS TO BUYING A HOME Defining What You Want Start by creating a prioritzed list of features you want in your next home including location. Use this as your search guide and keep in mind that compromises may need to be made. Figuring Out What You Can Afford Now it is time to get pre-approved for a mortgage. This process can often be performed in under an hour and it accomplishes two important goals. First, it will tell how much house you can afford and what your monthly payments would be. Second, it tells the Seller that you can afford to buy their home. Selecting a Realtor Working with an experienced Buyer's Agent will help ensure a smooth transition into your new home. With access to up-to-the minute listings and negotiating on your behalf to get you the best deal, not to mention guiding you through the entire process, a Buyer's Agent is a valuable ally on your team. Shopping for Homes Beginning the search online can help save you time since it can help you target homes that meet your search criteria. Next, begin visiting homes in person. Making an Offer Once you find the home you want, you need to make an offer. This can be a very difficult and trying time since both parties have totally different goals. Inspection and Insurance After your offer is accepted, you will need to set up, coordinate and interpret various inspections. You will also need to arrange for homeowners insurance. Final Closing Before you arrive at the closing, you will need to finalize the mortgage. Also, you will want to have all utilities changed into your name. You will also have the option of a walk-through before the closing.
